In a fast-paced society like Singapore, time is a precious commodity. Jeffrey Tay, also known as Jexx, is Associate Deputy Group Director at OrangeTee and over the years, he and his team noticed
that a tremendous amount of time had been spent traveling to show properties in-person, only to have prospective buyers or tenants leave within the first few minutes because the space did not meet their requirements or style preferences. These situations resulted in lost time and opportunity for real estate agents and landlords, as well as prospects who may also walk away feeling that their agent did not understand their needs.
In addition, agents sometimes have to show properties multiple times so that prospects can jog their memory after having seen so many in a short span of time. Sometimes prospects wanted to revisit the flow of the space from room to room or check measurements to ensure that their furniture fits.
Jeffrey quickly realized there was a better way to create a more convenient, information-rich experience for exploring and evaluating properties.
An immersive viewing experience from anywhere, anytime
When Jeffrey learned about the Matterport all-in-one 3D platform with virtual tour capabilities, he knew it would be a game-changer for the real estate market in Singapore. The inefficiencies that had been plaguing the industry for so many years could be solved with features available with a Matterport 3D virtual tour.
“Before ever setting foot in a house, potential clients are able to gain tremendous insights about a property before booking an in-person showing,” says Jeffrey. “The Matterport virtual tour allows viewers to walk through a home as if they were physically there -- from anywhere in the world, at any time. It’s a 24/7 open house that allows clients to revisit a property as many times as they like to gather the information they need to make a decision.”
The photorealistic quality of Matterport 3D scans is incredibly immersive. Clients gain a view of the property not even possible in the real world: Dollhouse view. They can zoom in and out of the entire space, rotate it to gain a greater understanding of the space, and enter into a room of their choice. Each level can be seen in Floor Plan view to gain a clear understanding of the flow of the space and where rooms are located in relation to each other. And Measurement Mode allows viewers to digitally measure floors, walls, ceilings, windows, doors, and even furniture or artwork to determine if their belongings will fit.
A boon for all parties
Now, armed with the Ricoh Theta Z1 and the Matterport Professional Plan, Jeffrey is only booking appointments to view properties in person with truly interested prospects after they’ve seen a Matterport 3D virtual tour, eliminating unnecessary travel time for everyone. When Singapore implemented a partial lockdown called a “circuit breaker” due to COVID-19, real estate agents were not permitted to conduct any in-person showings, but Jeffrey was able to continue to show properties virtually and close sales as quickly as six weeks.
Matterport has enabled Jeffrey to more effectively market properties, presenting a more professional image to their clients while helping them find their dream home quicker. Since Jeffrey has adopted the platform, agents have been inspired to use Matterport 3D virtual tours themselves.
“I helped a colleague create a virtual tour and it was rented in a week,” said Jeffrey. “And just the other day, I was asked to capture fifteen properties for another agency. It seems that Matterport has opened an unexpected new business opportunity for me.”
In order to help other agents create virtual tours for their listings, Jeffrey has created a new revenue stream with Jexx Studio Productions, through which he provides his 3D capture services.
